Plans are ordered by square footage, lowest first.
Why does Minor Details offer full sets of plans (FS) for some designs, and planning sets (PS) for others?
This is a good, and very important question. There are many sites online and magazine publications that offer full sets of plans. Our full set (FS) plans, like our competitors, have already been designed for clients for site-specific locations, therefore we sell them as such.
We at Minor Details over the years have received multiple requests to modify purchased plans, and with legal release from the original designer have done so. What we have found, is that layout design criteria such as minimum ceiling heights, window/door sizes, egress, and other criteria are typically very similar across the United States, requiring very little modification, aside from the client's specific design alteration requests. We'd make the client-requested modifications and then refer our local structural engineers to "review" the structural design that came with these plans. Combined with our design contributions hopefully the project engineer would sign off on the drawings with little cost to the client. What we have learned is that every single time without fail, the structural portion of the design plans that was included in their purchase was not specific to their location (in most cases was not even designed in the same state) and our engineers literally needed to start the design from scratch - plans, details....the works. This is due to the variation of structural requirements in different regions of the country (i.e. California has high seismic design criteria, where Colorado engineers design with high wind factors). You must also realize that there are insurance requirements that engineers must adhere to. Therefore, our "planning set" (PS) plans have no inherent structural design.
So, what we are doing is continually working on our own in-house original designs that simply omit structural engineering. You are then able to take these plans to your local engineer who will produce structural plans & details specific to your site's design criteria. We even include the CAD file so that your engineer can "overlay" structural items. This offers you significant savings in that your engineer doesn't have to pay his draftsman to recreate floor plans. You are purchasing plans with necessary information and not superfluous details that make it seem like you're getting more for your money than you actually are.
We do, however, completely understand structures and have done structural drafting on countless projects, so there is much thought put into how our building goes together, as in what probable size the floor joists will be and which direction they will run, knowing which walls are likely to be load-bearing, "stacking" plumbing as much as possible, etc. - after all, the design does have to make sense. At least two building cross-sections are included with these plans to further aid the structural engineering process.
It's for these reasons that we're able to offer "PS" type plans at a significantly lower price than "FS" type plans. On one hand, we don't know why other sellers of pre-designed plans haven't thought of this, but on the other hand we're glad they haven't.

All of the bedrooms have nice privacy from each other, yet still remain on the same side of the house - perfect for new families. The unfinished basement, which is garden-level at the rear of the home, allows for countless expansion possibilities. This is a great low budget plan for a spec home as well.
